The SBA 504 Loan: Long-Term, Fixed-Rate Money for Real Estate and Equipment

The SBA 504 is the cheapest, longest-term way to buy a building or major equipment — but it's slow and it can't fund working capital. Here's how it really works, and what to do when you can't wait.

What the SBA 504 loan actually is

The SBA 504 loan is a government-backed program built for one thing: helping small businesses buy major fixed assets. That means commercial real estate you'll occupy, ground-up construction, building renovations, and long-life heavy equipment. It is not a general-purpose loan — you cannot use a 504 for inventory, payroll, marketing, or working capital.

What makes the 504 special is its structure. Unlike a normal bank loan, a 504 is a partnership between three parties, and that structure is why the rates and terms are so good.

The bank/lender (~50%)

A conventional lender funds about half the project in first-lien position. This is a normal commercial loan at market terms.

The CDC / SBA (~40%)

A Certified Development Company (CDC) funds roughly 40% through an SBA-backed debenture. This portion carries a long-term, fixed rate — the headline benefit of the 504.

You (~10%)

You put down about 10%. Startups or special-use properties (like a hotel or gas station) may need 15–20%. That's still far less than the 20–35% a conventional real estate loan usually demands.

Loan terms run long: typically 10, 20, or 25 years on the CDC/SBA portion, with a fixed rate for the life of that portion. The SBA-backed piece can commonly reach $5 million (up to $5.5 million for manufacturing or certain energy projects), and total project sizes can be much larger once you stack all three parts. For a business planning to own its location for decades, that combination of low down payment, low fixed rate, and long amortization is genuinely hard to beat.

SBA 504 vs 7(a): which is which

People mix these up constantly, so here's the clean line:

  • SBA 504 = fixed assets only. Real estate you occupy, construction, and heavy equipment. Long fixed rates, low down payment, but rigid on what the money can do.
  • SBA 7(a) = the flexible workhorse. Working capital, refinancing, business acquisition, and real estate too. More flexible, but rates are usually variable and the terms on real estate can be shorter.

Rule of thumb: if your project is buying or building a specific property or a big piece of equipment and nothing else, 504 usually wins on cost. If you need flexibility — a mix of real estate plus working capital, or you're buying a business — 7(a) is the better fit. Neither one is fast.

The catch: it's slow, strict, and narrow

The 504 earns its low rate by being cautious, and that shows up in three ways:

  • Slow. Expect 30 to 90+ days from application to funding, sometimes longer. You're coordinating a bank, a CDC, and SBA approval, plus appraisals and environmental reports on the property. This is not money for an urgent need.
  • Strict. Lenders generally want strong credit (often 650+), around two or more years in business, solid tax returns and financials, and a personal guarantee. The real estate or equipment itself serves as collateral.
  • Narrow. The 504 legally cannot fund working capital, inventory, or day-to-day operating costs. It also generally requires you to occupy at least 51% of the property you're buying.

So the 504 is the right tool when you have time, strong financials, and a fixed-asset purchase. It's the wrong tool when the clock is ticking or you need cash to actually run the business.

When the 504 is too slow — or can't help at all: the QBC fast path

This is where Quick Biz Capital fits. We are not the SBA, and we don't pretend a 504 can move faster than it does. What we offer is our own private fast funding — $10K to $5M, approved on your bank deposits rather than your credit score — that solves the two problems the 504 creates:

  • Bridge: Your 504 application is in process, but the 30–90 day wait is hurting you now. QBC can get working capital into your account in as little as 24 hours so you keep operating while the SBA grinds through paperwork.
  • Working capital the 504 can't touch: Buying the building is great, but you still need cash for renovations, staffing, inventory, or moving costs. The 504 can't fund any of that. QBC can.
  • Alternative when you don't qualify or got denied: FICO under 650? Less than two years in business? Not enough collateral? We approve on deposits with FICO 500+ OK.

Three steps:

  • 1. Apply online in a few minutes. Soft credit pull only — checking won't ding your score.
  • 2. Send a few months of bank statements. We underwrite on your real deposit history, not your credit report.
  • 3. Get a decision fast — funding in as little as 24 hours once approved.

To be crystal clear: the 24-hour speed is on QBC's own fast funding, not an SBA loan. Nobody funds an actual SBA 504 in a day. We're the fast money you use alongside or instead of the 504, depending on your timeline.

SBA 504

Best rates and 10–25 year terms, ~10% down. Real estate and equipment only. 30–90+ days, 650+ credit, heavy paperwork.

QBC Fast Funding

$10K–$5M, funded in as little as 24 hours. Approved on deposits, FICO 500+, no collateral for working capital. Any use, any industry.

Use them together

Let the 504 fund the building at a great rate. Let QBC cover the working capital and the wait the 504 can't.

Who qualifies for QBC fast funding

  • Small businesses in any industry — no niche is off-limits.
  • FICO 500+ (we check with a soft pull).
  • A track record of steady bank deposits, since that's what we underwrite.
  • Businesses that need $10K to $5M for working capital, expansion, renovations, equipment down payments, or bridging an SBA wait.

Straight answers

Can Quick Biz Capital fund my SBA 504 loan in 24 hours?

No. An SBA 504 is a government-backed loan and it takes 30–90+ days no matter who's involved. Our 24-hour funding is QBC's own private product — a separate, faster option you can use while your 504 is pending or instead of it.

Can I use a 504 loan for working capital?

No. The 504 is restricted to fixed assets: owner-occupied real estate, construction, and heavy equipment. For working capital you'd need a 7(a), a line of credit, or a private option like QBC.

What's the difference between SBA 504 and 7(a) for real estate?

Both can finance real estate. The 504 usually offers a lower fixed rate and longer term for a straight owner-occupied purchase, while the 7(a) is more flexible and can bundle in working capital — but often at a variable rate. If it's purely a property or equipment buy, 504 typically costs less.

How much do I need to put down on a 504?

Usually about 10% for an established business. Startups and special-use properties can run 15–20%. Still lower than most conventional commercial real estate loans.

I was denied for a 504. What now?

A 504 denial often comes down to credit, time in business, or collateral. QBC underwrites on your deposits instead, so many businesses that don't fit the 504 box still qualify with us — FICO 500+ and a soft pull to check.

The bottom line

The SBA 504 is the best-priced, longest-term way to own your building or major equipment — if you have the credit, the financials, and the time to wait. When the timeline is too long, or you need working capital the 504 legally can't provide, Quick Biz Capital is the fast, honest bridge. Approved on deposits, FICO 500+, funded in as little as 24 hours.
